What is specific performance?

A specific performance is a type of remedy or something that a court can order in a lawsuit where there has been a breech of contract. For example, if you are a buyer of a home and you enter into a contract to buy a house and the seller decides they don’t want to sell it to you, you can go to court and the court can require, under the remedy of specific performance, that the seller transfer the property to you as the buyer.
